Los Verdes 1 HOA — A Brief History

Los Verdes Park 1 was established in the early 1970s as one of San Luis Obispo’s first park‑centered residential communities. Built around shared greenbelts and walkable pathways, the neighborhood was designed to foster connection and long‑term livability. Over the decades, the HOA has maintained this vision through community‑driven stewardship, volunteer committees, and a commitment to preserving the neighborhood’s natural beauty and property values. Today, Los Verdes Park 1 continues to blend its original charm with modern updates, keeping the community vibrant, welcoming, and well‑maintained.

Los Verdes Park 1 is a planned unit development (PUD) community governed by a Homeowners Association (HOA). The community consists of 91 individually owned residential homes and shared common areas managed by the Association.

Common Areas include property owned collectively by the members, including:

  • Swimming pool and pool deck

  • Clubhouse

  • Workout room

  • Landscaping, lawns, hedges, and plantings

  • Pickleball Court

  • Tennis Ball Court

  • Basketball Court

  • RV Storage Parking

  • Fences and lighting fixtures

  • Streets and other shared facilities



The Association maintains Common Areas and certain exterior elements as defined in the governing documents, including landscaping and recreational facilities. Individual homeowners remain responsible for maintenance of their homes and lots as outlined in the CC&Rs.

The homes in Los Verdes Park 1 are all single‑level and were originally built with 2, 3, or 4 bedrooms. Floor plans range from approximately 1,002 to 1,587 square feet.

Homeowners are responsible for maintaining:

  • Their home structure including roof and driveway

  • Interior components

  • Exterior features attached to the residence

  • Private landscaping on their lot

  • Any owner-installed improvements
