What are the parking rules?
A parking permit is required to park overnight in the designated guest parking spots. The area is patrolled by a security company so you will risk getting the car towed without a parking permit. Daytime parking is allowed without a parking permit. Specific requirements are detailed in the Association Rules.
Where do I get a parking permit for guest parking?
You can get a free 3-day parking pass from our property manager. Make sure it is filled out properly and dated when placed in the vehicle to avoid towing. Note that parking permits are intended for guests and not for residents to store extra vehicles.
How do I reserve the clubhouse?
Reservations are handled through management and may require:

What are the pool hours?
Pool hours are established by the Board and posted at the pool facility.
Hours: 6am-10pm for both pool and hot tub.
Are guests allowed at the pool?
Yes, residents may bring guests, provided guests comply with pool rules.
What are some of the pool rules?
Food and drinks are prohibited in the pool area.
Guests must be accompanied by the owner or renter. Do not share your Key Card with your friends.
Children under the age of 14 must be accompanied by an adult, 18 years of age or older.
Breaking the pool rules will result in a 30-day suspension, and key Card FOB will be disabled.
What do I do if I lose my pool key card?
Please report a lost card immediately to the HOA manager. The cards are serialized and we will be able to identify the owner if the card is turned in. If it is not found, a new card can be purchased for $50. The old card will be disabled when a new one is activated.
Where do I get a key for the gate to Higuera street?
If you don't have one it can be purchased from our HOA manager for $25
What is required before making improvements to the exterior of my house or yard?
You need to fill out the appropriate form on the HOAMCO portal and send it to our HOA manager. She will send the application to the appropriate committee for review. If it's something simple like painting the house, there is an Expedited Application form that can be approved without board approval. Plans must be approved before any exterior work begins.
What color can I paint my house?
There are 10 colors to choose from. They are outlined in the document called Los Verdes Park 1 Design guidelines. This document can be downloaded from the HOAMCO portal. HERE
Do I need approval for fencing?
Yes. Fencing or any exterior structural change requires Architectural Committee approval.
Do I need approval for a driveway replacement?
Yes. Driveway replacements require architectural approval prior to installation.
What is the review timeline?
Applications are generally reviewed within 30 days, depending on committee meeting schedules.

What do the monthly dues cover?
HOA assessments typically fund:
Maintenance and repairs of common areas

When are dues due?

Are there special assessments?
Yes. The Association may levy special assessments when necessary to cover major repairs, replacements, or unexpected expenses in accordance with the governing documents and California law.
How often are assessments adjusted?
Assessments are typically reviewed annually during the budget process and may be adjusted based on operational costs and reserve funding needs.
Are reserves maintained for long-term repairs?
Yes. The Association maintains reserve funds for future repair and replacement of major common area components.
Are rentals allowed?
Yes. Owners may rent their homes; however, tenants must comply with all HOA governing documents and rules.
Are short-term rentals permitted?
Short-term rentals may be restricted by HOA rules and local ordinances. Prospective buyers should confirm current policies with management.
Are pets allowed?
Yes. Household pets are allowed, provided they are kept in compliance with HOA rules and do not create a nuisance.
What does the HOA maintain?

Please contact the property manager instead of the board or committee members. The property manager will deal with the issue and forward your message to the appropriate teams.
